We want you to feel safe where you live.

As your landlord, we’re responsible for making sure you home meets safety standards and for carrying out regular checks. But there are also things you can do to help keep yourself and your neighbours safe.

Use the sections below to:

  • understand how we keep your home safe

  • get help quickly if you need it.

You can also watch our short video with tips on keeping safe in your building.

Fire and building safety

We carry out checks to make sure your building is safety and meets current safety requirements.

If you’re worried about a fire risk or safety issue, tell us straight away.

We’ll look into it and take action.

Damp, mould and condensation

Damp and mould can happen when there’s a leak or moisture builds up. If you spot signs of damp or mould, let us know straight away so we can take action.

You can also watch our short video on damp and mould, with helpful tips on tackling condensation, damp and mould in your home.

Gas safety

We carry out a gas safety check every year in rented homes. This is done by a Gas Safe registered engineer. If you smell gas call the National Gas Emergency Service on 0800 111 999.

Window safety

Open windows can be a risk, especially for young children or people who need extra support. We install safety features in the homes we manage where needed, but it’s important to use them properly.

Electrical safety

We carry out electrical safety checks in homes and shared areas every five years.

Asbestos

Asbestos is a risk if it’s damaged or disturbed. Our contractors check for it when they work in your home, and trained specialists remove it if needed. Read more about asbestos in your home.

High-rise building safety

We make sure high rise buildings are managed and maintained safely. We work with residents so everyone understands how to stay safe.

Pest control

Pests can get into any home. Acting quickly helps prevent the problem getting worse.

Water safety

Clean, well-maintained water systems help prevent health risks and flooding.

Emergencies

Some issues need urgent attention. Find out how to contact us in an emergency, what to do if you have no heating or hot water, and how to deal with frozen or burst pipes.

Safety responsibilities

We have legal duties to keep your home safe, and you have responsibilities too. Working together helps protect you, your neighbours and your building. Find out more about your responsibilities and ours.
