Students - What are my rights and responsibilities as a tenant?

Your rights and responsibilities are set out in your lease or tenancy agreement. There are some general rights and responsibilities that vary depending on what type of tenant you are.

As a part of our community, you have a wider responsibility and a duty to the community around you.

You, and any guests you invite into your home, must:

  • Be considerate and polite to all staff, fellow students and visitors

  • Keep your home clean and repair any damage you cause

  • Pay your rent on time

  • Allow us to enter, inspect or repair your home if we ask you to

  • Keep your home free from vermin, such as mice and cockroaches

You must not:

  • Cause a nuisance or disturb those living or working around you

  • Slam doors, inside or outside

  • Play music so that it can be heard in other areas

  • Use loud or abusive language

  • Smoke in any part of the building

  • Use illegal substances in the accommodation (If we think you are, we'll report it to the police)

  • Bring in any furniture or furnishings that don't meet our fire and safety regulations (Talk to our staff if you have any questions about this)

  • Leave things in shared areas, as this causes a fire risk

Visitors

You can have overnight visitors for up to 2 nights within a 7-day period. But you must tell everyone in your flat about your visitors.

You're responsible for how your guests behave and you must always be there with them. You can't let them stay or enter your home if you're not there.
