Awaab’s Law - timelines and what to expect

The tragic death of Awaab Ishak from Rochdale in 2020 was a defining moment for the housing sector.

At A2Dominion, we take damp and mould issues seriously and want to prevent such an incident from ever happening again.

Awaab’s Law was introduced in July 2023 as part of the Social Housing (Regulation) Act. This legislation will require housing associations, including A2Dominion, to investigate and start certain repairs in the homes we manage, within a fixed time period. Tenancy agreements will include a reference to complying with this new legislation so customers can hold landlords accountable by law. We're expecting the new timescales to be confirmed in the Spring by the government.

What is condensation, damp and mould?
What is condensation? Condensation happens when warm, moist air meets cold surfaces. As the warm air cools, it releases moisture, forming a wet or damp surface or water droplets. When water is left on surfaces it can cause black spots of mould to form. If there is a lack of ventilation from open doors and windows, and air is not properly circulated, moisture gets trapped within the home as it has nowhere to escape. This moist air will then find a cold place to settle, leading to condensation.
