If you’re a homeowner, you may be responsible for repairing damp and mould or other hazards. These will be set out in your lease or licence agreement. If the problem is in a communal area or due to a structural defect, we’ll take care of it. If you’re unsure, please get in touch and we’ll be happy to advise.
When you report damp or mould, here’s what you can expect from us:
We’ll respond quickly. If it’s an emergency, for example, severe mould or a vulnerable resident (such as a young child or someone with a respiratory condition), we’ll make it safe within 24 hours. This may include an initial mould treatment.
We’ll investigate thoroughly. For serious issues such as persistent damp or poor ventilation, we’ll investigate within 10 working days. This may be in person or, if we have enough information from our initial contact with you, we’ll do this remotely.
We’ll keep you informed. Within three working days of our investigation, we’ll send you a written summary explaining the cause and our action plan.
We’ll act promptly. Safety-related repairs will be completed within five working days of our investigation. If full repairs can’t be completed within five days, they will begin within 12 weeks.
We’ll make sure you’re safe. If your home isn’t safe to live in, we’ll offer temporary accommodation until the immediate risk is removed.
What is Awaab’s Law?
New laws have been introduced that ensure social landlords fix serious problems such damp, mould, and other emergency health hazards quickly and safely.
It’s named after Awaab Ishak, a two-year-old boy who tragically died in 2020 due to untreated mould in his home. His story led to this change in the law to protect residents.
What does it mean for you?
From 27 October 2025, if you live in social housing:
Emergency hazards (such as severe mould or anything that puts your health at immediate risk) must be made safe within 24 hours.
Serious damp and mould must be investigated within 10 working days.
Safety-related repairs must be completed within five working days of the investigation.
If repairs can’t be finished quickly, landlords must start them within 12 weeks and offer temporary accommodation if the home isn’t safe to live in.
Looking ahead to 2026 and 2027, Awaab’s Law will expand further to cover other hazards like extreme cold or heat, fire risks and electrical dangers that may pose a significant risk in the home.
