Keep an eye out for rent and service charge booklets

Over the next few weeks, we’ll be sending you a breakdown of your individual costs in the rent and service charge booklets for the period 2026/27.

The booklets will explain how your rent is calculated, if this applies to you. They also give estimates for the cost of providing services where you live, such as grounds maintenance, door entry systems and communal electricity. 

Changes this year 

This year, you may notice some changes to the headings in your booklet. We’ve separated out a few charges to make things clearer and more transparent. These are not extra charges. You’ll find full descriptions for each new heading in your booklet. 

  • TV Aerial or Satellite System – a temporary £50 cap used during the digital switchover has now ended, so the charge reflects the actual cost of maintaining the system. 

  • Access Control – From 2026/27, CCTV and automated gates will no longer be grouped under this heading. They will be shown separately as: 

    • CCTV

    • Automated Gates 

  • Electrical and Lighting Testing – From 2026/27, this heading will cover only the five‑year Electrical Installation Condition Report (EICR). Emergency lighting will be shown separately. 

  • Emergency Lighting – From 2026/27, emergency lighting will appear under its own heading to make costs clearer. 

  • Gas and Heating (Personal) – We now use OFGEM’s average gas usage based on the number of bedrooms to provide more accurate estimates where a shared meter is used. 

  • Lighting & Electrical (Personal) – We now use OFGEM’s average electricity usage by bedroom size to provide more accurate estimates where a shared meter is used. 

  • Water Pumps – This heading now includes costs that used to be listed under Sewerage Plants and Pumps, so all related services are grouped together. 

Service charges for shared owners and leaseholders 

The booklets explain your estimated cost for 2026/27.  

We’ll write to you again in the autumn with the actual cost of your 2025/26 service charge. 

If our estimate was too low, we’ll let you know what additional amount is due. If it was too high, you'll receive a credit on your account. 

Shared owner rent increases 

Each year, we usually increase shared ownership rents in line with the Retail Price Index inflation, set by the Office for National Statistics in September of the previous year, plus 0.5%. Your booklet will confirm how much you need to pay. 

Rent increases and service charges for social housing tenants and supported living customers 

We’re regulated by the Regulator of Social Housing (RSH). 

The regulator makes sure A2Dominion, and other housing providers, set rents in a consistent and affordable way. This is known as the Rent Standard

Your booklet will tell you exactly how much you need to pay. This amount is fixed for the year, so it won’t change after our estimates, even if the actual costs differ.
